The Retreat Grand Villa

The Retreat Grand Villa is one of the signature villa types within Alaya, the luxury residential enclave by Majid Al Futtaim in Tilal Al Ghaf. Alaya offers four Grand Villa concepts — Reserve, Retreat and Haven variations — with The Retreat positioned as a large five-bedroom family residence focused on privacy, generous outdoor space and indoor-outdoor living.

The Retreat Grand Villa is offered in Type A and Type B configurations. Both are approximately 8,149 sq ft gross, with around 6,288 sq ft of internal area, a 751 sq ft garage, approximately 470 sq ft of balcony/terrace space, and an additional 639 sq ft Sky Suite terrace. The three-level configuration includes a ground floor, first floor and penthouse/upper-level suite.

The villa includes five bedrooms, with all bedrooms designed with ensuite bathrooms. The master suite features His & Hers walk-in wardrobes, while the homes also provide a private internal elevator, three-car garage, outdoor majlis, two staff rooms and a fitted laundry/utility room.

Architecturally, The Retreat is available in Urban and Serene façade styles, with Terra and Tundra interior colour palettes. The Urban expression uses contemporary materials including wood-look panels, porcelain tiles and stone, while the interiors combine natural tones, marble flooring, European kitchens and large glazed openings to create a more seamless connection with the landscaped exterior.

A distinctive feature is the four Zen Suite options — Heal, Entertain, Work and Exercise. These allow the upper-level/private spaces to be configured around wellness, entertainment, work or fitness, reinforcing Alaya's resort-style residential concept.

The wider Alaya community is positioned within Tilal Al Ghaf, giving residents access to the master community's landscaped parks, lagoon, beaches, cycling and walking trails, sports and wellness facilities and family-oriented outdoor spaces. The Retreat Grand Villas are therefore intended to offer a combination of large private plots, luxury villa interiors and resort-style community living.
