Downtown Views II

Downtown Views II is a three-tower residential development by Emaar, located on the Za’abeel side of Downtown Dubai, directly within the wider Downtown Dubai district. The development was designed to provide residents with panoramic views toward the Burj Khalifa, Dubai Fountain and Downtown skyline, while maintaining convenient access to Dubai Mall and the surrounding lifestyle destinations.

The development comprises three residential towers. DLD records list approximately 1,509 original units, while the current DLD register shows 1,515 registered homes. The towers rise to approximately 67, 62 and 54 residential floors respectively, with Tower 3 reaching around 55 floors according to architectural records.

Residences feature contemporary interiors, large windows, high-quality finishes and layouts designed to maximise natural light and city views. The development offers 1-, 2-, 3- and 4-bedroom apartments, including larger residences and duplex configurations in the upper levels.

Dubai Mall, Burj Khalifa, Dubai Fountain, Dubai Opera and Burj Park are all within the Downtown Dubai district, while the development also provides convenient access toward DIFC, Sheikh Zayed Road and Financial Centre Road. Emaar positions Downtown Views II as being particularly close to Dubai Mall and the Zabeel expansion.
